
If you own a property anywhere under GHMC, Cyberabad, or Malkajgiri corporation, you have to pay property tax twice a year. The good news, you can do it in about five minutes from your phone, and you only need one thing, your PTIN. This guide walks you through the whole process in plain language.
What you need before you start
Just one number – your PTIN (Property Tax Identification Number). It’s a 10-digit number for newer properties and 14-digit for older ones. It’s printed on any previous tax receipt or demand notice.
You do not need any documents to pay your property tax online, no sale deed, no occupancy certificate. Those are only needed if you’re getting a new property assessed for the first time (more on that below).
If you’ve lost your PTIN, don’t worry! You can look it up on the portal using your door number, owner name, or registered mobile number.
How to pay online — step by step
- Go to the official GHMC payments portal: onlinepayments.ghmc.gov.in
- Choose Property Tax.
- Search for your property using your PTIN (or by door number / mobile number if you don’t have the PTIN handy).
- Enter your registered mobile number and click to get an OTP.
- Enter the OTP to log in. You’ll now see your property details, any arrears, the current tax due, and any interest.
- Check the amount, then pay using UPI, net banking, debit card, or credit card.
- Download and save the receipt. Keep it, you’ll need it for property resale, home loans, and registration.
That’s it. The payment reflects on your property record immediately.
When is property tax due?
Property tax is paid in two half-yearly instalments:
- First half: due by 31 July
- Second half: due by 15 October
If you miss the deadline, a penalty of 2% interest per month is added to the amount due. Paying on time avoids that entirely, and keeps your property clear for any future loan or sale.
How is the tax amount calculated?
You don’t have to calculate it yourself, the portal shows your due amount. But if you want to understand it, Municipal Corporation uses your property’s plinth area (built-up area in square feet) and its Monthly Rental Value (MRV) – a standard rent-per-square-foot that GHMC assigns based on your location and whether the property is residential or commercial.
For residential property, the annual tax is broadly based on plinth area × MRV, with slabs applied. Commercial properties are taxed at a higher rate. You’ll see the final figure when you log in, so there’s no need to work it out by hand.
Paying offline (if you prefer)
If you’d rather pay in person, you can do so at:
- Any MeeSeva centre
- A Citizen Service Centre
- Your area’s bill collector (their handheld machines are linked to the GHMC server)
Carry your PTIN and collect a stamped receipt as proof.
Getting a NEW property assessed (first-time PTIN)
If you’ve just built or bought a newly constructed property that isn’t yet in GHMC records, you need to get it assessed to receive a PTIN. For this you’ll apply through the GHMC self-assessment process and submit supporting documents such as the sale deed and occupancy certificate. Once GHMC verifies the details, it issues your PTIN, after which you can pay online like everyone else.
Note: the online self-assessment tool occasionally goes under maintenance; if so, you can generate a PTIN through the registration process or visit a Citizen Service Centre.
Is there any relief on old arrears?
The Telangana government has periodically offered a one-time settlement (OTS) scheme giving up to a 90% waiver on accumulated interest on property tax arrears, you pay the full principal plus 10% of the interest, and the rest of the interest is waived. These schemes run for limited windows, so if you have old dues, check the GHMC portal to see if a waiver is currently open.
